The materiality of the façade resembles the render of the adjacent houses and also incorporates the idea of a plinth - with a rougher texture and finish - that settles the building while breaking the flatness of the façade. The bioclimatic strategy of the project consists of guaranteeing good lighting and crossed ventilation of all the flats through the emptying of an interior patio.

Material & Structure

In order to maximise rental options the lot was conceptualized into 2 separate lots with one 2 bedroom single family residential and an ADU on each lot. This helped to cater to the typical tenant base of Airbnbs, young couples and single professionals or students.

Senate Bill (SB) 9 took effect on January 1, 2022 to help alleviate the housing crisis in California. The new law allows homeowners to build a two-unit development on their single-family zoned lot, as well as the ability to split their parcel – also known as Urban Lot Splits.
